Write 20 listing descriptions in 10 minutes (the prompt stack we actually use)

AI writes listing descriptions in seconds. The problem is they all sound the same — "nestled in a vibrant community," "boasts an abundance of natural light." Buyers scroll right past.
The fix isn't a better model. It's a better prompt stack: a small set of reusable instructions that carry your voice, your market, and the facts of the property. Here's the one we use.
Step 1 — Set the voice once
Write a short "voice card" and reuse it on every listing. Ours looks like this:
You write real-estate listings for a west-end Toronto brokerage.
Tone: warm, specific, confident — never salesy or clichéd.
Banned phrases: "nestled", "boasts", "abundance of natural light",
"must see", "dream home".
Always lead with the single most compelling, concrete detail.
Length: 90–120 words.
Step 2 — Feed it facts, not adjectives
The model can't invent what makes a home special. Give it the raw facts and let it do the writing:
- Beds/baths, square footage, lot size
- The three things you'd point out on a showing
- The buyer you're picturing (first home? downsizer? investor?)
- One honest drawback (this makes the copy trustworthy)
Step 3 — Generate, then cut
Ask for three variations, each leading with a different detail. Pick the strongest opening line, then delete anything that could describe any other house. Specificity is what sells.
If a sentence could appear on a listing three streets over, cut it.
Step 4 — Batch it
Once the voice card and fact template are set, you paste 20 properties in and get 20 drafts back in one pass. Ten minutes of review beats two hours of blank-page writing.
A word of caution
AI drafts, you approve. Always fact-check numbers, and never let it guess about schools, transit, or measurements. The tool saves you the first draft — your judgment is still the product.
